Rental conditions

Article 1: Landlord and tenant
1.1 The following terms and conditions apply to all agreements concluded with Quinta para Você (hereinafter: lessor), unless agreed otherwise in writing.
1.2 The tenant is the person who made the booking as well as any co-tenants. All persons who will stay with the landlord must be mentioned by the main tenant when booking. Upon request, proof of identity must be presented for inspection upon arrival.
Article 2: Rental period
The minimum rental period is one week.
Article 3: Reservation and down payment
3.1 Reservations can be made by e-mail or by telephone. The reservation is confirmed by the landlord by e-mail.
3.2 Reservation costs € 30.
3.3 The reservation is final after receipt of the down payment of 50% of the rent (excluding any tourist tax). The deposit must be paid within 5 days after confirmation of the reservation request by means of a transfer to the account of the lessor. For bookings where the rental period starts within two weeks, the total rental amount must be paid in one go.
3.4 If the payments are not made within the agreed term, the lessor reserves the right to cancel the reservation.
3.5 In the event that a down payment has already been made, failure to comply with the payment agreement will be regarded as a cancellation and no refund will be made of the part of the rent already paid by the tenant.
Article 4: Arrival and departure
4.1 We do not have a fixed arrival or departure day so that you are flexible when booking any flights. Outside the regular arrival times (09:00 – 19:00) an additional amount of € 35 will be charged.
4.2 Check-in form 4:00 pm, check-out before 10:00 am. Time may be subject to change in consultation with the property manager.
Article 5: The rent
5.1 The stated prices include water, electricity, Wi-Fi and the use of bed linen, hand and tea towels for the kitchen and towels for the bathroom and swimming pool.
5.2 The bed linen + towels and tea towels are changed per week for a two-week or longer stay.
5.3 Bath towels for the beach can be rented per week.
Article 6: Cleaning
6.1 The final cleaning amounting to € 100 is not included in the rent.
6.2 Upon departure, the tenant is expected to leave the apartment tidy (dishes done, garbage removed and all belongings are in the place as they were found at the start of the rental).
6.3 Bed linen, used towels and used linen are replaced weekly.
6.4 An extra interim cleaning is possible for € 85 per time (excluding linen change)
Article 7: Tenants, guests and pets
7.1 Due to its location on uneven terrain and since there are stairs and steps both inside and outside, this accommodation is not suitable for disabled people.
7.2 The swimming pool is not lockable
7.3 The accommodation is suitable for an occupancy of 4-6 persons.
7.4 The accommodation is only accessible to the tenant and other members of the travel group, provided that they have been indicated in advance by the tenant when booking.
7.5 In consultation and only with written confirmation (by e-mail), the tenant may receive guests from outside the accommodation during the day (until 22:00), provided they do not cause any nuisance. The tenant is responsible for the behavior and any nuisance of his or her guests.
7.6 If the tenant and/or guests of a tenant as referred to in 7.4 cause nuisance (at the discretion of the landlord), they can be immediately denied access to the site.
7.7 Pets are not allowed.
7.8 If it appears (at the landlord’s discretion) that conditions 7.1 to 7.7 are not met, then the landlord has the right to immediately deny the tenant access. This will be considered a cancellation with no refund.
Article 8: Smoking, barbecue and open fire
8.1 Smoking is not permitted in the accommodation. The tenant is only allowed to smoke on the terrace. Smoking in the garden is prohibited (due to the strict fire safety rules that apply in Portugal).
8.2 The use of a barbecue is permitted in places designated by the lessor.
8.3 Making an open fire is prohibited.
8.4 If it appears that conditions 8.1 to 8.3 are not met, the landlord reserves the right to immediately deny the tenant access. This will be considered a cancellation with no refund.
Article 9: Cancellation conditions
9.1 Cancellation must take place via confirmation of received e-mail.
9.2 In the event of a cancellation by the tenant, the landlord is entitled to the following compensation:
Up to 4 weeks before the arrival date: 50% of the total rent.
Within 4 weeks before the arrival date: 100% of the total rent.
9.3 The landlord advises the tenant to take out cancellation insurance.
Article 10: Swimming pool access

Article 11: Liability
11.1 During the stay, the tenant is liable for the accommodation, furnishings and all items belonging to the rented property. Any damage caused by the tenant must be reported to the landlord immediately.
11.2 A deposit of €300 in cash will be requested upon arrival. If damage has occurred, this can be charged to the tenant and will be deducted from the deposit.
11.3 The landlord is not liable for loss, theft and/or (personal) damage caused to or by tenants.
11.4 The lessor is not liable for damage caused by natural disasters, nuclear disasters, attacks, strikes, war and other acts of violence, epidemics and other external factors.
11.5 The lessor is not liable or responsible for damage, loss or changes resulting from factors beyond its control.
11.6 The tenant is aware of the location of the accommodation on uneven terrain, that there are level differences with stairs and steps both inside and outside the accommodation. The landlord is not liable for damage incurred due to these circumstances associated with the location.
11.7 Although the accommodation is very quietly located, it may happen that work is taking place in the area, such as (agricultural) construction work or other activities. The landlord is not liable for any nuisance resulting from this.
11.8 The landlord has the right to cancel a reservation at any time if circumstances beyond the landlord’s control force or necessitate this. The landlord is only obliged to refund the rental amount already paid by the tenant for the rental days not used.
11.9 Tenants are requested to take extra care of their children on the outdoor terrace, stairs indoors and outdoors, general area, around and in the swimming pool.
11.10 It is forbidden to enter the ruins next to the residential building.
Article 12: Complaints
If the stay does not go according to expectations, the tenant must inform the landlord as soon as possible so that a solution can be found.
Article 13: Privacy
The landlord is obliged to provide certain personal data of the tenant to the SEF (the public service that monitors borders and “foreign stays”, including tourists). Personal data is not provided to other third parties.
Article 14 Guarantees
14.1 The tenant guarantees that the house will only be used for holiday purposes. If it appears that the tenant has used the house – without the owner’s knowledge – for purposes other than holidays, the owner is entitled to terminate the rental agreement immediately, subject to a fine of € 10,000.
14.2 The tenant guarantees that the house will only be used by the tenant and co-tenant(s) and will not be sublet. The number of guests is limited to the number of people specified when booking. If this number is exceeded, the tenant is obliged to report this to the owner.
14.3 The renter is deemed to have read and understood these and the above conditions. When booking, the tenant agrees to these and the above conditions.
